deposits on rented accomodation?

The house we've been living in his a Sht hole (to put it politely)( basically like most student housing in Belfast) and I complained when we moved in about loads of damage which wasn't fixed and the place was filthly, despite us being told it had been cleaned! We're worried now that the landlord and letting agent will keep our deposit for damage that wasn't us.

I was wondering if anyone knew how legal it was to canceled our last months rent to ensure we recieve our deposit back in full. Our deposit was a full months rent and our thinking behind this is that we would secure our deposit and they would have to come to us about damages or cleaning fees. Anyone know if this is legally or will we get into a lot of trouble.

it's what i've always done, they never sued me

in england and wales since last april we've had the tenancy deposit protection scheme, and it's been mandatory. no idea about ni, maybe a similar scheme operates there.

There is a regulatory body for the protection of tenants surely in Northern Ireland? Usually I was always told to take photographic evidense of "before" shots when you first move in, with the date written on the back, as evidense should things go belly up.
